Parents and Residents
What is an Individual Lease?
Individual leasing means that each roommate is only responsible for his or her own rent amount. This is the most financially secure leasing option available. If one resident in the unit pays rent late or becomes delinquent, it will not affect the other roommates.
Who signs the lease?
Only the individual living in the unit needs to sign the lease. A guarantor (usually a parent or guardian) will need to sign the Parental/Sponsor Guarantor Form. If the resident does not have a guarantor, our rental criteria details the options based on the exact circumstances of the applicant.
How much is the security deposit?
$250 Is the refundable security deposit. All residents are also required to have an acceptable guarantor that will meet the income guidelines with 3.5 times the monthly rent. If the resident does not have a guarantor, our rental criteria details the options based on the exact circumstances of the applicant.
