Individual leasing means that each roommate is only responsible for his or her own rent amount. This is the most financially secure leasing option available. If one resident in the unit pays rent late or becomes delinquent, it will not affect the other roommates.
Only the individual living in the unit needs to sign the lease. A guarantor (usually a parent or guardian) will need to sign the Parental/Sponsor Guarantor Form. If the resident does not have a guarantor, our rental criteria details the options based on the exact circumstances of the applicant.
$0 - There is no security deposit. All residents must have an acceptable guarantor, but this allows us to offer the lease without additional payment required for a security deposit. If the resident does not have a guarantor, our rental criteria details the options based on the exact circumstances of the applicant. In processing the lease, we charge a $50 application fee and $150 administrative fee.
Our All-Inclusive Rent simplifies everything for the tenant. No need to pay utility deposits or hassle with roommates over payments, your monthly rent installments covers all utilities (water, electric and trash) and high-speed Internet and Cable. With a full furniture package included in the rent, move in experience is easy since you only need to bring your clothes and favorite decorations.
Rent is due on the 1st of each month. We strongly recommend enrolling in the Resident Portal to have access to your leasing documents and to most effectively communicate with our staff. Through the Resident Portal, payments can be made by eCheck (at no cost using your bank account information) or by credit card (with a convenience fee). We also accept personal checks and money orders in the leasing office.
